We also believe in collaboration with the larger apartment brokerage industry, as simple economics dictates that higher values are achieved through greater exposure to the investment community, and research has shown that on average, apartment buildings sell for more money when exposed to the broader market.
Before going to market, the group works with the seller to perform detailed pre-sale due diligence. Areas of hidden value are identified, documentation is assembled, and a customized marketing plan is crafted according to the unique strengths of the asset and the goals of the client.
Once the sales plan is established, workflows are created and the entire Ontario Apartment Group is mobilized on your behalf. According to the principle of “maximum value through maximum exposure”, our marketing process is both wide and deep. Introductory marketing material is distributed to our vast database of building owners, managers, and buyers, as well as our associates within the broader commercial real estate community. A special focus is given to recently-active multifamily buyers and those whose holdings include assets in your area. Detailed information is made available to qualified buyers behind a security wall upon completion of a confidentiality agreement.
In the negotiation process, the same deep industry knowledge and market research by which asset value was established is brought to bear in defending it. Offers are evaluated not only according to price and terms, but also according to the strengths, goals, transparency, and past behavior of the buyer. Negotiations are focused on establishing financial and positional strength for our clients, and we routinely consult with our clients’ legal and tax advisors as we drive the form and content of the Agreement in the direction most advantageous to their goals.
